In May 8, 2015, my wife and I became the first people in Texas to close on the new Wealth Building 15-year mortgage. With the unbelievably incredible buy down feature of this particular product, we were able to get a rate of 0.125%. This included only about $4300 coming from our pockets, while the builder paid the other $7500. In total, we are saving approximately $55,000 over 15 years, in comparison to an FHA loan, which is a horrible product!

Since closing last year, we have paid down approximately $13,500 in principal. Around $1183 each month goes towards principal and about $21 goes towards interest. For the first time in my life, I actually enjoy making a payment! My wife and I see our net worth increase exponentially each month, and lots of that has to do with our unbelievable NACA mortgage. This mortgage has also allowed us to pay off most of our debt and we will be debt free by the end of 2016.

The NACA process is not an easy one. You MUST persevere and be extremely patient. Be proactive. Sign up for a NACA workshop NOW! Order your credit reports and start working on cleaning up any deficiencies, prior to your workshop and intake. Start making minimum payments on everything and stockpile cash into a savings account. Close all extra accounts and have one checking and one savings at the same institution (once you close, you can go back to whichever system you choose). Go to the NACA Forums and read as much as possible. Familiarize yourself with the program. You WILL close, it’s 100% dependent on how much you are willing to make it happen!

Last piece of advice: do whatever you can to qualify for the 15-year mortgage. It is the best product in the world. However, if you absolutely cannot afford it, the 30-year with NACA is light years ahead of anything else on the market.
